The ledger and the footings
Deck collapses trace back to the ledger board pulling away from the house, usually because it was nailed instead of through-bolted or lagged, and because it was never flashed. Water gets behind the ledger, the rim joist rots, and one day the deck is loaded with people. We through-fasten to the rim, flash the top of the ledger, and set footings below frost depth on undisturbed soil.
Material choices
- Pressure treated pine, the economical option, needs regular sealing
- Composite decking over a treated frame, low maintenance, higher up-front cost
- Cedar for appearance where the owner will maintain it
- Cable, metal or wood railing systems to code height and spacing
Framing and structural repair
We frame additions, repair joists and subfloor damaged by water, sister failed members, correct improper notching, and rebuild rim and band joists found rotted during other work. If a crawl space or roof issue caused the rot, we address the source at the same time.
Fencing
Privacy, picket and ranch-style fencing with posts set properly for Ozarks soil and rock, which sometimes means a rock drill rather than a post hole digger.
Common questions
- Do decks need a permit?
- In most local jurisdictions, yes, above a certain size or height. We check for the address before we start.
- Composite or wood?
- Composite if you do not want to maintain it and plan to stay. Treated lumber if first cost matters most.
- Can you repair an existing deck?
- Yes, after an inspection of the ledger, posts and footings. Sometimes the framing is worth saving and sometimes it is not.
