Where it shows up here
In Southwest Missouri the three places we find it most are vented crawl spaces in summer, attics with blocked intake ventilation and a bathroom fan dumping into them, and wall cavities behind a slow leak. Summer humidity in an unconditioned crawl space condenses on cool surfaces, and that is enough to keep joists damp for months.
How remediation should work
- Identify and stop the moisture source first
- Set containment and negative pressure so spores are not distributed through the rest of the building
- Remove affected porous materials rather than trying to clean them
- Clean and treat salvageable surfaces
- Dry the space to target moisture readings
- Correct the underlying condition: ventilation, drainage, encapsulation or the roof
- Rebuild what was removed
Testing
For most residential situations where growth is visible and the source is known, testing adds cost without changing the plan. Where there is a health concern, a dispute, or a real estate transaction involved, an independent industrial hygienist is the right call, and we would rather you hire one separately than have the company doing the work also be the company testing it.
Common questions
- Do you provide clearance testing?
- We recommend an independent third party for testing so there is no conflict of interest between the testing and the remediation.
- Is bleach effective on mold?
- On non-porous surfaces it can help. On porous materials like drywall and framing, it does not reach the growth, and the water it adds does not help.
- What causes mold in my attic?
- Almost always inadequate intake ventilation combined with moisture from the living space, often a bath fan venting into the attic instead of through the roof.
