What a full replacement includes

Tear-off of all existing layers down to the deck. Inspection and replacement of damaged sheathing. Ice and water shield at eaves, valleys and penetrations. Synthetic underlayment across the field. Starter course at eaves and rakes. New step and counter flashing at walls and chimneys, new valley metal where required, and new pipe boots. Ridge and hip components matched to the shingle line. Ventilation corrected where the intake and exhaust are out of balance. Cleanup with magnet sweeps and a final walk-through with photos.

Layovers

We do not install a second layer over an existing roof. It hides decking problems, adds weight, shortens the life of the new shingles because of heat retention, and makes any future claim harder to document.

Price depends on square footage, pitch, number of layers coming off, roof complexity, decking condition and the shingle line you choose. We put the numbers in writing with the materials named so you can compare bids on equal terms rather than on a single total. Most residential replacements are scheduled within a couple of weeks outside of peak storm season.
