Fire damage is rarely limited to what burned. Smoke travels through the structure and the HVAC system, and the water used to put the fire out creates its own problem on top of it.

The three damage types in one event
Thermal damage is the obvious part: charred framing, destroyed finishes, compromised structure. Smoke and soot penetrate porous materials well beyond the burn area and leave an odor that will come back in humid weather if the affected material is only cleaned rather than sealed or removed. Then there is suppression water, which soaks insulation, drywall and subfloor and starts the clock on mold.
Sequence of work
- Secure and stabilize the structure, board openings, tarp the roof if it was opened for ventilation
- Document everything for the claim before demolition begins
- Remove unsalvageable materials, with water extraction handled by the appropriate mitigation provider
- Confirm the structure is dry to measured moisture targets before rebuild starts
- Clean and treat soot-affected surfaces, seal where appropriate
- Address HVAC ductwork, which distributes odor through the house
- Rebuild: framing, sheathing, roofing, insulation, drywall, trim, paint, flooring
Roof and exterior after a fire
Fire departments frequently cut ventilation holes in the roof, and the heat can damage sheathing and shingles well outside the opening. Because we are a roofing contractor, that part of the rebuild is in-house rather than subcontracted.
Common questions
- Can smoke odor really be removed?
- In most cases, yes, but it takes removing or sealing the materials that hold it rather than masking it. Anyone who tells you a fogger alone will do it is overselling.
- How long does a fire rebuild take?
- It depends entirely on scope and on how quickly the claim is settled. A single room is weeks; a substantial structure fire is months.
- Do you work with the insurance adjuster?
- Yes, from documentation through the approved scope.
