Crawl Space Encapsulation
A vented crawl space in an Ozarks summer is a dehumidifier running backwards. Warm humid air enters through the vents, hits cooler surfaces underneath the house, and condenses on the joists and ductwork.

Signs your crawl space is the problem
- Musty odor in the house, worst in summer
- Cupping hardwood or soft spots in the floor
- Visible growth on floor joists and subfloor

- Rusted duct straps, sagging insulation falling out of the floor system
- High indoor humidity you cannot get down with the air conditioner
What encapsulation involves
Clear out debris and old fallen insulation. Repair any rotted framing, joists or subfloor before covering anything. Address bulk water first with grading, downspout extensions, a perimeter drain or a sump, because a vapor barrier over standing water solves nothing. Then install a reinforced vapor barrier across the floor, run it up the walls and mechanically fasten and seal it, seal the vents and rim joist, and control the remaining humidity with a dedicated dehumidifier or supply air.
Start with the gutters
Most wet crawl spaces we look at have a drainage problem at the surface. Downspouts dumping at the foundation and grade sloping toward the house send water straight under it. Fixing gutters and discharge is cheap and it is the first thing to do.
Common questions
- Does encapsulation need a dehumidifier?
- Usually yes. Sealing the space without managing the remaining moisture can trade one problem for another.
- Will this fix my floors?
- It stops the cause. Damaged joists and subfloor still have to be repaired, which we handle as part of the scope.
- Can I leave the vents open?
- The whole point of encapsulation is separating the crawl space from outdoor humidity, so no.
