Commercial work runs on two constraints that residential work does not: the building has to keep operating, and the roof usually has far more penetrations than a house.

Buildings we work on

Retail and office buildings, churches, warehouses, multi-family properties and light industrial. Some are a straight low-slope membrane replacement. Others are a metal roof that needs fastener and panel work rather than a tear-off. A church with multiple roof planes, steep sections and a sanctuary underneath is a different project than a flat warehouse, and the plan should reflect that.

Assessment before proposal

We core or probe where necessary to understand what is on the deck, map the penetrations, check the drains, scuppers and internal drainage path, and document ponding areas. Ponding on a low-slope roof is usually a drainage problem, not a membrane problem, and replacing the membrane without fixing the slope or the drains just resets the clock.

Repair, restore, or replace

  • Repair when the deck and insulation are dry and failures are localized at seams, flashings or curbs
  • Restoration coating when the substrate is sound and you want to extend service life without a tear-off and the disruption it brings
  • Full replacement when the insulation is saturated or the system has reached the end of its life

Working around your operation

We schedule staging and material drops around business hours, keep access routes clear, and phase sections so that no part of the building is open longer than it has to be. For property managers and boards, we provide photo documentation before, during and at completion so there is a record for the file.

Common questions

Can you coat an existing metal roof instead of replacing it?
Often yes. If the panels are structurally sound and the fasteners and seams can be addressed, a coating system is a real option. If the panels are rusted through or the deck is compromised, coating it just hides the problem.
Do you handle emergency leaks on commercial buildings?
We respond to active leaks and can put a temporary measure in place to protect the interior while a permanent repair is scheduled.
Will the work interrupt business?
We plan the phasing around your hours. Some noise is unavoidable, but the building generally stays in use.
