A residential roof is a system, not just shingles
Shingles are the visible layer. What keeps water out over twenty years is everything underneath and around them: sound decking, ice and water shield where water concentrates, synthetic underlayment across the field, correctly cut starter course at eaves and rakes, step flashing at walls, properly sized valley detail, and new pipe boots. Reusing old flashing to save a couple hundred dollars is the most common shortcut we find on roofs that leak early.
Ventilation
Attic ventilation gets skipped constantly. Intake at the soffit has to balance exhaust at the ridge. When a home has ridge vent but blocked or missing soffit intake, the ridge pulls conditioned air out of the house instead of moving attic air, and summer heat sits against the underside of the deck. We check the intake path during the inspection and tell you what it would take to correct it.

What the job looks like from your side
We walk the roof, photograph it, and give you a written scope with the materials named. Once you approve, we schedule delivery and a crew date. On install day we protect landscaping and siding, tear off to the deck, address any rot we uncover, dry the roof in, and finish the field. You get a final walk with photos, and the yard gets swept with a rolling magnet more than once.

Common questions
- How do I know if my roof needs replacing or just repair?
- Isolated damage on an otherwise healthy roof is a repair. Widespread granule loss, brittle or curling shingles, multiple leak points, or hail bruising across several slopes usually points to replacement. We show you the photos and explain which one you are looking at.
- Will you replace bad decking?
- Yes, and we tell you the per-sheet cost up front so there is no surprise if we find soft sheathing under the old roof.
- Do you install impact-resistant shingles?
- We do. They are worth discussing in a hail-prone area, and some carriers offer a premium consideration. Check with your own agent rather than taking a contractor's word on a discount.
