Where leaks actually come from
- Cracked or UV-degraded pipe boots, by far the most common source
- Failed step flashing where a roof plane meets a wall
- Chimney counter flashing that was caulked instead of cut in
- Valleys packed with debris or with fasteners driven through the metal
- Wind-lifted shingles with broken seal strips

How we trace a leak
Water rarely enters where it shows up. We start in the attic when access allows and look for staining on the rafters and deck to find the entry path, then take that back to the exterior. If the source is not obvious we will test with water rather than replacing parts and hoping.
When a repair is the wrong answer
If the shingles are brittle enough that lifting them breaks the tabs, a repair will create new problems where the old one was. Same if the deck is spongy across an area, or if hail has fractured the mat across multiple slopes. In those cases we will tell you a repair is a temporary measure and explain what a replacement would involve.
Emergency and temporary protection
For active leaks we can get a temporary cover in place to protect the interior while a permanent repair is scheduled. If water has already reached drywall, insulation or flooring, our water damage team can handle the interior side.

- Can you repair a roof that another company installed?
- Yes. Be aware that repairs by an outside contractor can affect a workmanship warranty from the original installer, so it is worth checking that first.
- How fast can you get out for a leak?

- Is a repair covered by insurance?
- Sudden storm damage often is. Normal wear is not. We document what we find either way so you can make the call with your agent.
