Independent Roof Inspection vs. a Free Roof Estimate
The same roof can need a bid for repair, a professional condition report, or both. Here is how to choose the right starting point.
If you call a roofing contractor about a leak, a free inspection is usually part of preparing an estimate. That is useful when you are deciding whether to hire that contractor. It is not automatically an independent professional opinion or a report prepared for someone who needs to evaluate a separate dispute.
The question defines the service
A free project inspection asks: what repairs or replacement would ARCC propose, and what would be included in the scope? A paid independent inspection engagement asks: what conditions can be documented and what professional opinion answers a specific question? The report is a deliverable in its own right; you need not hire ARCC to do construction.
Where a separate report can help
- A buyer wants condition documentation before closing but has not chosen a roofer
- A property manager needs a baseline before or after other contractors' work
- A homeowner wants a second opinion on whether a whole roof needs replacement
- A claim professional or attorney has a defined technical question about cause or scope
What to agree on before scheduling
Ask what areas can safely be accessed, what the report will cover, which documents you should provide, whether testing is included and what the fee is. A visual inspection may reveal a concern without proving its hidden cause. An honest report says where the evidence ends.
Keep the roles clear
ARCC also repairs and replaces roofs, so independence should not be presented as freedom from every possible interest. A separate reporting engagement should identify the client and question, disclose relevant circumstances and distinguish observed findings from a contractor's bid.
